316 Rentals has the most competitive management fees in the Wichita area. Traditional management companies charge leasing fees to fill vacant units and profit by marking up the cost of maintenance on your property. We think rewarding your management company for vacancies and maintenance creates a perverse incentive. Instead of profiting at your expense we've eliminated the markup on maintenance and removed the leasing fee. We charge only a monthly management fee on occupied units. In full transparency, our profit margins are considerably thinner than the other guys. We're not going to make a killing managing your properties, but we'll make a fair profit and offer high quality services. We believe that's a win-win for you and us.
$75 per Month
We've never understood why management fees increase as the rent increases. Higher rent properties are just as easy to manage so why charge more? You pay $75 per month only when the unit collects rent. For a fee comparison, if an average property in your portfolio rents for $1,200 per month, you'll pay a 6.25% management fee (or $75/unit). Please note there is a fee for owners with less than ten units and for portfolios with an average rent less than $1,000 per month.
At Cost (no markup)
We have zero mark up on maintenance. Our cost is the same as your cost. We have experienced and licensed HVAC techs, plumbers, and handymen on staff to handle all your day-to-day maintenance needs. The cost of maintenance runs from $19/hour - $42/hour depending on the maintenance person. Other management companies charge a mark up for these services.

We have no leasing fees. The cost to show and lease your property is built into the management fee. We utilize all major rental sites to find qualified tenants for your property. We have full time leasing agents on staff that conduct showings during peak times including evenings and weekends.
